Architopia is an architectural design and project management company with 18 years experience based in Midrand, South Africa.

Our responsibilities:

  • Specification of project objectives and plans including delineation of scope, budgeting, scheduling, setting performance requirements and selecting project participation.
  • Maximisation of efficient resource utilization through procurement of labour, materials and equipment according to the prescribed schedule and plan.

Organisation and execution of project information

  • Architects and engineers might specialise in planning, in construction field management, or in operation, but as project managers, we have familiarity with all such aspects in order to understand properly their role and be able to make competent decisions.
  • Construction projects generate enormous and complex sets of information. Effectively managing this bulk of information to insure its availability and accuracy is an important managerial task. Poor or missing information can lead to delays, uneconomical decisions or even the complete failure of the project.

Establishment of budgets, cost control and measurements for the project

  • Gather information, specifications and drawings.
  • Measure and cost budgets and various grades of finishes proposed.
  • Investigate issues relating to transport, installation, customs, payment terms and payment arrangements.
  • Present budgets for acceptance.
  • Revise budgets and specifications if necessary.
  • Cashflow and procurement accounts.
  • Legal contracts and regulatory documents.

Programming and coordination

  • Execute programme requirements as well as site management.
  • Intermediate analysis during planning and design.
  • Construction schedules and cost estimates.
  • Coordinate and implement the programme for the design, measurements and procurement.
  • Advise the development team of programme issues, delivery dates, etc.
  • Measurements of quantities relating to materials, etc. for ordering purposes.
  • Source and negotiate prices to manufacture, supply and install items.

Procurement of materials, supply and installation of items

  • Quality control and assurance records.
  • Chronological files of project correspondence and memorandum.
  • Finalisation of prices and quantities.
  • Finalisation and placement of orders for manufacture, supply and installation of materials, furnishings and fittings.
  • Arrangement of payment procedure and insurance.
  • Arrangement of transport, customs and freight.
  • Advise client/contractors of delivery arrangement and timing.

Should you choose for us to do your design work we undertake:

A Story/Mood Board

This shows all the finishes (lights, taps, tiles, paint, fabric etc) and the style chosen by the client (Traditional, Modern or Contemporary) on a smaller scale. This gives the client an opportunity to touch and feel material and to see what furniture is proposed for the project. The client can also see the colour combinations.

Specification File

This file consists of design concepts and artist renditions or computer rendered drawings giving the client an idea of what the rooms will look like. A full comprehensive visual reality walkthrough can also be done. This is for the client’s expense and is regarded as an optional extra which will not affect the design fees. The client must sign off on all specifications before any drawings will commence.

These are computer drawn layouts which include tiling layouts, sanitary layout, lighting and decorative layout, ceiling and bulkhead details and accent area details.
